1. I am the FIRST family of ex-TOL holder. (I am the ex-TOL holder) Am I eligible for Rumah Ganti?
- Yes, subject to the proof of Ex-Tol documentations and the signing of Ex-gratia Agreement or Surat Akujanji, you are eligible for one unit 900sf Rumah Ganti as a replacement home
2. I am the SECOND family of ex-TOL holder. (my father/mother is the ex-TOL holder) Am I eligible for Rumah Ganti?
- No, you are NOT eligible for Rumah Ganti.
- You are eligible to purchase Rumah Mampu Milik for RM200,000, provided that the FIRST family has signed the Ex-gratia Agreement or Surat Akujanji.
3. I am the FIRST family of a “Settingan” resident. Am I eligible for Rumah Ganti?
- Yes, subject to the proof of Ex-Tol documentations, you are eligible to purchase one unit 750sf Rumah Ganti for RM42,000
4. I am the SECOND family of a “Setinggan” resident. Am I eligible for Rumah Ganti?
- No, you are NOT eligible for Rumah Ganti.
- You will receive Option 1 to purchase Rumah Mampu Milik for Rm200,000, provided that the FIRST family has signed the Ex-gratia Agreement or Surat Akujanji.
5. I have signed Surat Akujanji, when do I need to move out?
- You will need to move out within 1-month from the issuance of notice of Vacant Possession from Uttara Lan Sdn Bhd.
6. May I request for extension of the 1-month period to move out?
- No
7. When will Rumah Mampu Milik be available for purchase?
- Registration of interest for Rumah Mampu Milik will be open in year 2025.
8. May I change census holder name before balloting?
- Yes, you may apply to DBKL to change the census holder name before balloting. Please WhatsApp or call +60 19-397 8970 for more information.
9. I have balloted but have not signed SPA because of name change, when will I need to sign the SPA?
- You have to apply to DBKL to change the census holder name. You may expect to receive an SPA signing appointment from Uttara Land Sdn Bhd upon getting DBKL’s approval on the name change.
10. What is the Defect Liability Period (DLP) for Rumah Ganti?
- DLP for Rumah Ganti is 12 months from the issuance of notice of Vacant Possession
11. When is the expected Vacant Possession (key handover)?
- Vacant Possession is expected to be in 2025
12. What are the common facilities provided at Rumah Ganti?
- Surau and playground are provided at the common areas.
13. How many car parks are allocated for each unit?
- 1 car park will be allocated for each unit. The car park lot is assigned based on the unit balloted.
14. May I choose my unit number?
- All unit selection is based on the Balloting procedure
15. May I change my unit number?
- Once a unit number is Balloted, it cannot be changed to maintain fairness to all Occupants.
16. May I change my car park lot number?
- Car park lot number is assigned based on the unit balloted.
